We place great importance on working closely with you to find the right property, at the right price, and to help you navigate easily through the buying process right up to the wonderful day when you can finally say ‘We own a property in Venice’
Below this we show some previous properties we have sold over the past few years whose progress we like to follow
Piano Nobile Palazzo Berlindis
We were delighted this year to find the right buyer for the stunning piano nobile of Palazzo Berlindis in Cannaregio. The property is a wonderful example of one family down the generations seeking to preserve and maintain a wonderful building, with so many classic Venetian features. At one time the home of Friedrich Willhelm Nietzsche, it also contains early 20th century glass work by the famous glass designer, Napoleone Martinuzzi.
Palazzo Garzoni Grand Canal San Marco
A truly stunning whole palazzo which we were delighted to have sold not to a commercial investor but to a private buyer, someone who will return this amazing historic palace to its former glory. Used for many years by the University of Ca’ Foscari, it nevertheless retains many beautiful decorations, as well as having vast rooms, as well as stunning views from all sides.
Palazzo Moro Apartments
Attached to Palazzo Garzoni is Palazzo Moro, a small luxury development of 8 classic apartments with state of the art fittings and facilities. Already 6 of these apartments have been snapped up this year, with two remaining, one of which is the beautiful Rubelli designed show apartment – see here.
Lombardo Palazzo Molin
The stunning primo Piano Nobile of the adorable Palazzo Molin San Marco has now sold! With only 4 apartments left for us to sell (see www.palazzomolin.com) we have almost completed the project which which we have nurtured from drawing board through to completion and sale.
GRAND CANAL SAN MARCO PALAZZO MOCENIGO
A delightful raised ground floor pied a terre of an important grand canal palazzo in San Marco, the famous Palazzo Mocenigo which Byron inhabited for his time in Venice, in very grand style

A chance visit let to an instant decision to buy on this delightful show apartment in Palazzo Molin, ready to move in to and to let. see www.palazzomolin.com for the remaining apartments for sale
Longhi Palazzo Molin San Marco
TIEPOLO PALAZZO MOLIN SAN MARCO
6 metre high ceilings and beautiful original Gothic windows attracted these buyers – they spent only one day in Venice but made an immediate decision. A private third home, they eschewed this modern furniture and furnished it exquisitely with Rubelli and Armani Casa to their own exacting standards.
Tiepolo Palazzo Molin
GUARDI and CANALETTO PALAZZO MOLIN SAN MARCO
These two lovely apartments were acquired principally as investment for rental, but have been furnished in top level Italian designer style and good taste to cater for the very top level of the tourist rental market. see www.veniceprestige.com
Canaletto Palazzo Molin
Guardi Palazzo Molin
SAN MARCO PIED A TERRE
This owner went to great lengths to re-create a Venetian style interior in a relatively simple apartment. This property was quickly scooped up as a private bolthole of distinction
San Marco pied a terre
PALAZZO GRIMANI SAN MARCO
A divine piano nobile just across from the Gritti hotel was recently bought by some London Architects who absolutely relished a full restoration project of a property which has lain untouched for many years — and which has now been completed – see https://www.veniceprestige.com/property/v354-imperiale/

HISTORIC PROPERTY SALES
Venice continues to be both a good investment as well as the weekend place of choice for stressed-out entrepreneurs or families wanting to relax in beautiful surroundings and without cars… perfect!
The lovely Palazzo Zane Habsburg, an exquisite 17th century private palazzetto with wonderful musical acoustics in its double height balustraded salone and with beautiful frescoes, was bought a few years ago by a European Cultural Foundation, who have created a wonderful centre for Baroque music in Venice
The second piano nobile of Palazzo Grandiben proved irresistible a few years ago to some London-based lawyers, with five bedrooms, five bathrooms and a stunning terrace. They improved it even more by adding in state of the art technological features and have given it a great London vibe which complements the existing space. here is a before and after pic!
Palazzo Zane Habsburg
Palazzo Grandiben I
Palazzo Grandiben II
The beautiful piano nobile of Palazzo Dona’ at Campo San Polo, a second home for many years to some very sophisticated New Yorkers, sold to a Polish ‘cutting edge’ Artistic Foundation a few years ago, and has been visited by many people since then.
The truly stunning Palazzo Soranzo van Axel in Cannaregio, a 3000 sq.m palazzo with exquisite interiors, sold on behalf of its Italian/ English owners who for many years had it as a private home
Palazzo Soranzo van Axel
Palazzo Soranzo van Axel
Venice is now a major world destination for contemporary art, not just during the Biennale but all year round, and we were very pleased to smooth and facilitate their arrival on the Venice scene. The property is once aga in for sale privately -either as a continuing art use or to return to a palatial private home… more information on request.
In the intervening period, of course, we have all experienced the effects of worldwide economic downturn and recession, but Venice has never been a bargain basement for property – owners of palaces which have been in their families for hundreds of years did not panic in the midst of this crisis, wholly understanding the intrinsic value of their property, and now we are seeing a sharp rise in interest from buyers at the top level of the market as confidence returns and excitement kicks in once again …
Discerning buyers continue to choose Venice as their luxury place of choice. A contemporary art hot spot, under two hours from most European destinations, and light years ahead in beauty, style… and total relaxation.
