From the first  floor, a few steps lead up to the open plan living area with custom-made kitchen by Bergamin and appliances by Bosch. To the left of this space is a prep kitchen and laundry cupboard with washer/ dryer. A large bathroom with tub is also on this floor. 

Stairs lead up to the mansard sleeping area, a large space with beamed ceilings comprising a sitting area, desk area and small bathroom with wc. A little  “altana” terrace offers great views over the rooftops of Venice.

What attracted us to this property

When we view a new property we are focussing principally on our international clientele and their wish lists, for example historic features, outside space, water access, great views and light. Location is always a consideration, but if we find a truly unique property we may decide it's still worth a look whatever the area - Venice is so small really! The potential for restoration is often a plus, to achieve a truly personalised space. But at the end of the day we always ask ourselves this one deciding question: do we actually LIKE this property? If it ticks lots of boxes but doesn't feel right, we prefer not to take it on.

This apartment has so many plusses - in a very quiet location in sant'antonin yet close to San Marco, the house is very quiet (only one other neighbour) and is finished to a very high standard. The small roof terrace is perfect and has lovely views.  The perfect pied-a-terre for wonderful weekends in Venice.

Castello

Castello is perhaps the most charming area of Venice, where tourism is fairly minimal. Although only a few minutes from San Marco, it is quiet and residential with a good local feel. Here buildings are more quaint and popular, often displaying towards Arsenal colourful laundry hanging above, giving a sense of busy human activity. It is the perfect area for anyone seeking an authentic Venetian experience and for foodies in the “know” who go there to dine in some of the city’s premier restaurants, such as Al Covo and Corte Sconta.

This apartment is in one of my favourite areas, close to Sant'Antonin, so central for everything, and so authentic in feel. If it's the Biennale or the Lido, San Marco or Giovanni e Paolo that interests you, you can be sure everything is so close, and with great restaurants too, such as Oliva Nera, Da Remegio which are just a few metres away... not to mention the amazing restaurant at the Metropole on the waterfront, it's an ideal location.
