What attracted us to this property

When we view a new property we are focussing principally on our international clientele and their wish lists, for example historic features, outside space, water access, great views and light. Location is always a consideration, but if we find a truly unique property we may decide it's still worth a look whatever the area - Venice is so small really! The potential for restoration is often a plus, to achieve a truly personalised space. But at the end of the day we always ask ourselves this one deciding question: do we actually LIKE this property? If it ticks lots of boxes but doesn't feel right, we prefer not to take it on.

It's getting harder and harder to find original properties to restore... this piano nobile in Santa Croce has well proportioned rooms and is ripe for a fabulous restoration. With a private entrance with large androne, and a sunny terrace, it offers the chance to personalise a large and classic palazzo second home.

Santa Croce is a laid-back, slightly off-the-beaten-track area with a local vibe. Although this “sestiere” was rebuilt several times in history, it houses some very important monuments such as the churches of San Giacomo dell’Orio and San Stae, the Fontego dei Turchi, featuring exhibits on natural history, the Ca' Pesaro palace, showcasing contemporary art and Asian decorative arts. and Palazzo Mocenigo with the fantastic museum of Fabrics and costume. Lots of lovely restaurants here, and a great local feel.

I truly love Campo San Giacomo dell'Orio, where in the late afternoon local children gather to play - always a delightful thing to see and hear in Venice. Close by are lots of nice restaurants, and the whole area has a very local feel.
