We are delighted to be able to offer for sale this unique and special property in one of the best locations in Venice, an historic Oratorio chapel built in the early 19th century to replace the ancient church of San Vio, with over 1000 years of history. So important was this church that each year it was graced by a Ducal visit and procession by the Doge and his vast entourage – for this reason the existing buildings on the Grand Canal were demolished in order to allow direct access for the Bucintoro boat to moor, thus making this waterfront campo an unusually large open space directly on the Grand Canal.

The original church contained beautiful marbles from the Palazzo Tiepolo in Sant’Agostin, and it is thought that these marbles were used in the Oratorio as you see it today. Indeed they form quite a stunning backdrop to the warm and atmospheric interior space, creating a delicious cocoon of this important building, with many beautiful features and rich interiors. The property has been in the same family for over 40 years and has the feel of a much enjoyed base in this most unique of cities. The main large window/door has one way glass affording good views of the campo. This therefore is one of the most special and quite unique properties in Venice – full of history and with the potential to either continue to be a classic jewel or become a fabulous contemporary space – the perfect bolthole.

Access is via a central leafy courtyard to the main entrance and into a classic mirrored entrance hall. When we view a new property we are focussing principally on our international clientele and their wish lists, for example historic features, outside space, water access, great views and light. Location is always a consideration, but if we find a truly unique property we may decide it's still worth a look whatever the area - Venice is so small really! The potential for restoration is often a plus, to achieve a truly personalised space. But at the end of the day we always ask ourselves this one deciding question: do we actually LIKE this property? If it ticks lots of boxes but doesn't feel right, we prefer not to take it on.

This is a unique property for Venice... a converted Oratory in an amazing Dorsoduro location with Grand Canal views.  I have walked past this property for many years, always wondering what was inside, and now I know - a charming second home full of historical and ecclesiastical features original to the property, and an interior showing a much cared for second home/ pied-a-terre over many years.
