Byzantine Palazzetto San Toma'

Classic historic piano nobile with private courtyard and water gate

A beautiful and impressive piano nobile occupying almost all of this historically important Byzantine palazzetto with façade fronting the canal on the Campiello San Tomà. All in excellent restored condition with an interior space canvas to create an incredible design interior, either classic or contemporary.

From the square the private bridge leads to a very spacious courtyard belonging exclusively to the apartment, with beautiful original Istria staircase leading up to the property, original stone well and original antique wall frescoes. Private entrance and water gate. From the later Gothic period the main door with the San Bonifacio coat of arms, and the beautiful bifora windows.

The ceilings are 5 metres high. Venetian terrazzo and parquet flooring throughout the property.

The property was refurbished around 10 years ago and since then has been impeccably maintained. Fully air conditioned.

The piano nobile comprises two large bedrooms and two bathrooms, a single bedroom or study, a very spacious living room, formal dining room and a large kitchen.

In addition, the owners would be prepared to make available their adjoining apartment to make one whole space, with two further bedrooms, bathroom, living room, kitchen, plus a really charming dining terrace.

At raised ground floor the former magazzino area - also with very high ceilings and big windows - has been converted into a dependance to use according to needs as a guest apartment or for staff accommodation.

Finally, a private water gate - usable when the tide is not too high - with the possibility of having/keeping a small boat inside the exclusively owned courtyard.

Everyone’s dream property.

What attracted us to this property

When we view a new property we are focussing principally on our international clientele and their wish lists, for example historic features, outside space, water access, great views and light. Location is always a consideration, but if we find a truly unique property we may decide it's still worth a look whatever the area - Venice is so small really! The potential for restoration is often a plus, to achieve a truly personalised space. But at the end of the day we always ask ourselves this one deciding question: do we actually LIKE this property? If it ticks lots of boxes but doesn't feel right, we prefer not to take it on.

This is that textbook Venetian property which has everything - masses of history, sophisticated architectural features, private courtyard with gothic ornamental staircase, private water gate, spacious rooms with high ceilings.... the list goes on. With the plus of the adjoining apartment with divine dining terrace, you would honestly never need to leave home.

Location

San Polo

One of the main areas of town, it features some of the city’s most important monuments such as the Frari Church, the Scuola di San Rocco and the Rialto Bridge. Filled with fun activities, restaurants and bars, this section of town is nicely populated by young local families and has a very local Venetian feel, with good food shops and artisan ateliers. Piazza San Marco can be reached on foot in approximately 20 minutes.

This property is in a truly beautiful location at San Toma', and only a stones throw from the Grand Canal.
