Spectacular Piano Nobile Santo Stefano

An imposing historic property in a prime location in San Marco

highly decorative whole floor of an important and imposing 15th century palace on the elegant Campo Santo Stefano in San Marco, with extensive reception rooms, bedrooms and bathrooms, as well as an internal divine galleried terrace.

In addition there is a mansarda floor with further bedrooms and bathrooms, and access to an altana roof terrace. 6 bedrooms and 5 bathrooms.

The property is accessed by its own imposing front door entrance at ground level from the  campo and is a completely private entrance (porta sola) with wide staircase up to the first floor. There is a newly installed lift. There are magazzini (storage rooms)  at ground level as well as a rear entrance leading to a side canal for boat access.

The palazzo dates from the 15th century with later additions. This exquisite apartment is decorated with stunning 18th century frescoes and paintings by Pietro Perotti under the protection of the Belle Arti. Perotti exhibited at the Royal Academy and lived in London between 1772-1775. He was married to Angelica le Gru who was a pupil of the famous Italian artist Rosalba Carriera.

The property would benefit from some updating within the framework of this exquisite palazzo and is a stunning and exceptional property. The property may be purchased whole or as two separate units - more information on request.

What attracted us to this property

When we view a new property we are focussing principally on our international clientele and their wish lists, for example historic features, outside space, water access, great views and light. Location is always a consideration, but if we find a truly unique property we may decide it's still worth a look whatever the area - Venice is so small really! The potential for restoration is often a plus, to achieve a truly personalised space. But at the end of the day we always ask ourselves this one deciding question: do we actually LIKE this property? If it ticks lots of boxes but doesn't feel right, we prefer not to take it on.

As well as being in an amazing location on the always relaxed and tranquil Campo Santo Stefano, this property combines everything you could hope for in Venice - a private 'porta sola' entrance, lift, terrace, altana, wrapped around stunning large scale and highly decorative rooms ripe for restoration. It's fabulous.

Location

San Marco

This is the historical centre of the town with the grand Piazza San Marco at its very heart with Venice’s most coveted museums: Palazzo Ducale and Museo Correr. The buildings in this area of town are all on a fabulously grand scale. You will find most of the designer shops and luxury brands around this area, including a number of fine jewellers hidden among the colonnades of the piazza itself. The best time to visit this area is in the evening when the sun sets over the curved domes of St. Mark’s Basilica and live music sweeps across the piazza defined by Napoleon as the “finest drawing room in Europe”.

Definitely my favourite campo in Venice, so central yet always a quiet feel, its grandeur and expansiveness always coming as a surprise when you emerge from the little calli.... it's quite beautiful and inspiring.
